Location:	First phase of the Bridgewater Park Scheme situated on the Banbridge junction 26 miles south of Belfast on the A1 Euroroute between Belfast and Dublin. The location was chosen for its prime accessibility to approximately two thirds of Ireland’s 5.5 million population and the site’s prominence directly fronting the A1 means the development will be seen from the 22,000 vehicles passing every day.
Profile:	Build Ireland’s premier factory outlet retail centre. The Outlet will provide 205,000 sq. ft. of retail outlet space, with a 400 metre frontage to the A1. It will comprise approximately 80 shops, 3 cafes and coffee shops, a restaurant and tourist information bureau. The Outlet will be built in a high quality contemporary style, laid out as a single curved pedestrian street with all shops facing inwards and no 'dead ends'. 1,500 parking spaces will be provided within the semi-circular design. The Outlet is the first phase of the Bridgewater Park scheme; a strategic mixed use retail, leisure and business park development on a site of 100 acres, which already has full planning approval for 430,000 sq. ft. of retail warehousing, a 565,000 sq ft business park, 60-bedroom hotel, petrol filling station and drive-thru restaurant. Access to the development will be reached by a new flyover providing two lane access into and out of the site directly onto the A1 Euroroute.
Economic Benefits:	The Bridgewater Park development is expected to bring a major economic boost to the region. The Outlet alone will provide over 600 new jobs in retail, services and security. Many other businesses will benefit indirectly from the increased visitor flow into the area. Banbridge District Council unanimously supports The Outlet, with further support from local traders and the Chamber of Commerce and Trade.
